About Stafford & Stoke-on-Trent

Stafford & Stoke-on-Trent sit on the M6 corridor midway between Birmingham and Manchester, giving the region direct motorway access to both major city markets from a single location. M6 junctions serve Stafford (J13, J14) and Stoke (J15, J16) directly. East-west connections via the A50 and A500 reach Derby, Nottingham and the East Midlands.

West Midlands Interchange is the defining development on this corridor. Spanning 734 acres at M6 Junction 12, it has Development Consent Order approval for up to 8 million sq ft of Class A logistics warehousing alongside a Strategic Rail Freight Interchange to be operated by Maritime Transport, connected to the West Coast Main Line. Oxford Properties and LCP broke ground in late 2025, with Carlsberg Britvic confirmed as the first occupier and construction targeting Spring 2026 completion. WMI will create 8,500 direct jobs.

West Midlands Interchange at M6 Junction 12 is the UK's largest logistics development site. At 734 acres with consent for up to 8 million sq ft and a new Strategic Rail Freight Interchange, it represents a substantial opportunity for any occupier needing scale and rail access. Carlsberg Britvic is confirmed as the first occupier, with construction targeting Spring 2026 completion. The development creates 8,500 direct jobs with 40% in higher-skilled roles. Units from 200,000 to 1.2 million sq ft are planned, all built to net zero carbon in construction.

Midpoint Between Birmingham and Manchester on the M6

Midpoint Between Birmingham and Manchester on the M6

The M6 corridor through Staffordshire sits midway between Birmingham and Manchester, the UK's second and third largest cities. Birmingham is 30-45 minutes south; Manchester 45-60 minutes north. Distribution operations based here can serve both the West Midlands and North West on same-day delivery schedules. The A50 and A500 extend that reach east to Derby, Nottingham and the East Midlands. Liverpool and Bristol ports are both accessible within two hours. Few UK locations match this breadth of market coverage from a single base.

Competitive Costs With Strong M6 Connectivity

Competitive Costs With Strong M6 Connectivity

Warehouse rents and labour costs in Staffordshire are typically lower than in the traditional Golden Triangle around Northampton, Rugby and Leicester. The M6 provides equivalent direct motorway access to national markets. Staffordshire has one of the lowest unemployment rates in the West Midlands, supporting a stable labour supply for logistics operations. New Grade A development at WMI and Chatterley Park is setting a higher specification standard for the area without the premium pricing of established logistics cores. Businesses here typically pay less for the same market reach.

Ceramic Valley Enterprise Zone: Tax and Planning Advantages

Ceramic Valley Enterprise Zone: Tax and Planning Advantages

The Ceramic Valley Enterprise Zone spans six sites along the A500 corridor in Stoke-on-Trent, covering 140 hectares. It has already delivered over 2 million sq ft of industrial and logistics development. Enterprise Zone status offers business rate relief and simplified planning for qualifying occupiers. Chatterley Park within the zone can accommodate units from 25,000 to 518,000 sq ft with unrestricted building height. Both Staffordshire University and Keele University provide talent pipelines, making the zone suitable for businesses combining logistics with manufacturing or technical operations.

Deep Development Pipeline Across Multiple Sites

Deep Development Pipeline Across Multiple Sites

Beyond WMI, the corridor has a deep development pipeline. Harworth Group's Chatterley Park, one mile from M6 J16, is adding Grade A units from 25,000 to 518,000 sq ft; units A and B alone will deliver 777,700 sq ft at 40-metre building height following planning approval in December 2025. St Modwen's proposed scheme at M6 J13 would add 655,000 sq ft across multiple units. A 439,150 sq ft cross-dock warehouse near the A500 completed refurbishment for 2026 delivery. That pipeline gives occupiers real choice across sizes, specifications and price points.
