Established occupiers include Lidl, which opened a 450,000 sq ft regional distribution centre in September 2024 as part of a 1.45 billion UK investment; URBN, which operates a 640,000 sq ft automated European distribution hub for its Urban Outfitters, Anthropologie and Free People brands; and DSV, which holds a 302,723 sq ft facility on a 10-year lease at Plot 111. Amazon and DPD also operate from the park. Lineage Logistics operates a fully automated cold storage hub (the South East Superhub) at Alwalton Hill Business Park nearby, with 71,000 pallet positions and integrated customs brokerage.

Two transformational developments are in the pipeline. Cross Point Logistics Park (88 hectares, 4.5 million sq ft, 8,078 projected jobs) is in pre-application consultation, with construction targeted for 2027. Tritax Park Cambridge at A14 Junction 25 proposes 2.5 million sq ft across 123 hectares; Phase 1 of 705,000 sq ft has a pre-let secured with a nationally recognised parcel company and a planning application is expected in early 2026.

Cambridge generates specialist logistics demand from its life sciences, biotech and pharmaceutical cluster, but is constrained by the green belt. East West Rail freight services on the Oxford to Milton Keynes route began in June 2025, adding a rail dimension to the corridor's multimodal connectivity.

URBN (Urban Outfitters, Anthropologie, Free People) occupies 640,000 sq ft on Plot 112 as its first UK distribution hub, fully automated with TGW FlashPick and Stingray shuttle technology. DSV holds 302,723 sq ft on Plot 111 on a 10-year lease. Amazon and DPD operate from the park. Novus 387, a new cross-docked unit, was completed in 2025. The park delivers 85% UK population access within a 4.5-hour HGV drivetime.

Peterborough occupies the most strategically placed road freight position in eastern England. The A1(M) runs north-south from Edinburgh to London, passing directly through Junction 17 where Gateway Peterborough sits. The A14 runs east to Felixstowe (UK's busiest container port) in approximately 1.5 hours and west to the East Midlands via Huntingdon. A14 improvements between Cambridge and Huntingdon, completed in 2020, significantly reduced journey times to Felixstowe. The M11 connects southward via Cambridge to the M25 and London. Two major schemes will fundamentally reshape available capacity in this corridor during the late 2020s. Cross Point Logistics Park, being brought forward by Newlands UK Management, proposes 88 hectares and 4.5 million sq ft of industrial space on a site west of the A1(M) between Junctions 16 and 17 at Haddon. The project is in pre-application consultation with Peterborough City Council; construction is targeted for 2027 with completion by 2032. At full build-out it is projected to create 8,078 jobs. Tritax Park Cambridge at A14 Junction 25 near Bar Hill proposes 2.5 million sq ft across 123 hectares. Phase 1 of 705,000 sq ft (four units) has a pre-let secured with a nationally recognised parcel delivery company. Outline planning for a further 1.83 million sq ft is being sought. A planning application is expected in early 2026 following public consultations held in November 2025.

Cambridge is one of the UK's leading life sciences and biotech centres, home to a cluster of pharmaceutical manufacturers, clinical trial operators, medical device companies and research institutions. This generates sustained demand for specialist logistics that standard national distribution cannot easily provide: GDP-compliant warehousing, temperature-controlled storage and distribution, serialisation and track-and-trace, clinical trial supply chain management and controlled substance handling. Green belt constraints around Cambridge mean that modern Grade A warehouse supply is structurally limited, keeping vacancy low and occupier demand consistently above supply. Tritax Park Cambridge will address part of the gap. The corridor needs more than 3 million sq ft of additional industrial space over a 15-year horizon to meet projected demand from the Cambridge knowledge economy.

The Peterborough and Cambridge warehouse market divides into three distinct layers: the established Gateway Peterborough campus, the secondary Peterborough market and the supply-constrained Cambridge submarket. Gateway Peterborough is the dominant logistics address, with more than four million sq ft of modern Grade A distribution space at A1(M) Junction 17. Existing phases are largely let to Lidl, URBN, DSV, Amazon and DPD. Novus 387, a new cross-docked unit, was available in 2025. The park continues to attract major occupier interest and residual availability is limited. Secondary Peterborough supply sits across established estates at Boongate, Fengate and the A15 corridor, providing mid-range space from SME units to around 100,000 sq ft. Lineage's automated cold storage hub at Alwalton Hill is purpose-built and not available on the open market. Cambridge is significantly constrained by the green belt. Modern Grade A supply above 50,000 sq ft is very limited. Tritax Park Cambridge (planning expected 2026) will be the first major new supply to address the structural gap. Cross Point Logistics Park remains in pre-application consultation, with construction from 2027.
