New supply continues to emerge. At Hams Hall, a Grade A 160,712 sq ft unit was refurbished and available in 2024, alongside new industrial outdoor storage. Prologis achieved full occupancy at Midpoint following Top Cloud Logistics' 15-year lease on a 164,103 sq ft unit and a vertical farming company taking 62,537 sq ft at Bromford Gate. Chinese e-commerce retailers are increasingly establishing UK distribution from Birmingham. DHL eCommerce opened a new 9,700 sq m facility in Minworth in 2025, as part of a €560 million UK infrastructure investment. Lineage Logistics operates automated cold storage at Hams Hall. Urban fringe estates in Tyseley, Aston, Erdington and the wider Black Country provide significant last-mile and small-unit availability. SEGRO's £2 billion West Midlands commitment and the planned West Midlands Interchange in Staffordshire will add further capacity to a market already unrivalled in its breadth.
