Record take-up by 2021 drove supply of units over 100,000 sq ft to historically low levels. Developers have responded. Verdion's £300 million speculative programme at iPort has continued to deliver. In January 2025, Batt Cables and Moran Logistics took a combined 414,829 sq ft across two units. Three Grade A buildings remain available at iPort, from 58,879 to 330,104 sq ft. A new 191,305 sq ft speculative unit at Junction 5 of the M18 has also come to market with EPC A and BREEAM Very Good ratings. In Sheffield, Bessemer Park was brought to full occupancy in July 2025 when JELD-WEN UK signed for the final 294,463 sq ft unit. Knight Frank's March 2026 analysis found that take-up across South Yorkshire and North East Derbyshire exceeded 1.2 million sq ft in Q1 2026, with occupier sentiment broadly positive. For mid-sized units in the 20,000 to 80,000 sq ft range, competition remains stiff. Fully let: BAE Systems (96,000 sq ft), ITM Power (83,916 sq ft), Dormole (138,093 sq ft), JELD-WEN UK (294,463 sq ft, July 2025). - Doncaster 191 (Ergo/NFU Mutual): 191,305 sq ft speculative warehouse at J5 M18. EPC A, BREEAM Very Good. 15m eaves, 18 dock-level doors. Available for lease or sale.

South Yorkshire's haulage and transport ecosystem is both deep and diverse. At the national and global level, operators including DHL, GXO and XPO Logistics all maintain a presence, drawn by the motorway connectivity and concentration of major distribution centres. Below the nationals sits a strong tier of regional operators. The region is home to South Yorkshire's largest privately-owned haulage contractor, a business with over 50 years of history and a fleet of more than 120 trucks, specialising in container haulage by road and rail with two rail yards running a minimum of seven trains daily to Felixstowe, London Gateway and Southampton. Another well-established regional operator runs a 150-strong fleet providing general haulage, pallet network services and warehouse operations across Sheffield, Doncaster and Rotherham. For specialist or flexible requirements, the region also has family-run hauliers offering HIAB crane hire, building materials distribution and Moffett delivery.
