Marks & Spencer has pre-let a 390,000 sq ft temperature-controlled distribution centre at Axis Works on a 20-year lease, due for completion in summer 2026. The 101-acre Axis Works estate will deliver approximately 2 million sq ft of logistics space in total.

Panattoni Avonmouth 885 (884,219 sq ft), the largest speculative warehouse ever built in the UK, was let to GXO in May 2025. The neighbouring Avonmouth 410 (407,367 sq ft, BREEAM Excellent) is immediately available and the largest single unit on the market in the South West. Axis Works is delivering approximately 2 million sq ft with the M&S pre-let on a 390,000 sq ft temperature-controlled DC due in summer 2026. Vacancy across the South West stood at 6.52% at end June 2025, with supply down 63% year-on-year following the GXO deal. No units over 500,000 sq ft are currently available. Four speculative units totalling 2.26 million sq ft are under construction. Within Bristol, mid-range industrial space is available at Brislington, St Philips and Central Park. Bath has very limited industrial stock. Cold chain and food logistics are a regional strength.
