At Junction 10 of the M1, Wrenbridge and Morgan Stanley's Junction development has planning for over 630,000 sq ft across four Grade A units. Unit 1 (221,258 sq ft) is now complete and available. Units 2, 3 and 4 are available to pre-let. In Stevenage, supply has historically been constrained by land availability, but GLP's G-Park has delivered 206,280 sq ft of Grade A space across three units near Junction 8 of the A1(M), with the first 106,606 sq ft unit let. Wrenbridge and Fiera Real Estate's AIM scheme at Pin Green (120,000 sq ft) was targeting practical completion in Q4 2025. Nationally, Savills noted in 2025 that vacancy rates remain at their highest since 2011 and occupiers have more choices than at any point in the past decade. In this corridor however, demand for well-connected space close to London continues to absorb new Grade A supply quickly.
