About Bicester & Oxford

Bicester & Oxford sit on the M40 corridor in Oxfordshire, midway between London and Birmingham, at the western gateway of the Oxford-Cambridge Growth Corridor. Running through Junction 9 and Junction 10, the M40 gives logistics operators approximately one hour to central London, 50 minutes to Birmingham Airport and around 90 minutes to the Port of Southampton via the A34.

Two major developments have transformed the region into a significant logistics and advanced manufacturing destination. Symmetry Park Bicester, developed by Tritax Big Box Developments, has delivered 692,800 sq ft across Phases 1 and 2, all of which is fully let. Occupiers include DP World (syncreon) on a 271,227 sq ft 15-year lease, Ocado Retail on 163,664 sq ft for automated grocery fulfilment and DPD on a 60,000 sq ft net zero facility. Phase 3 received planning consent in August 2025 and construction has commenced, with two speculative units of 155,688 sq ft and 115,312 sq ft targeting Q1 2027 practical completion.

Tritax Park Oxford sits directly adjacent to M40 Junction 9 across 160 acres. Siemens Healthineers is fitting out a 604,000 sq ft global production facility there, investing £250 million in DryCool MRI magnet manufacturing and targeting operational readiness in early 2027. Tritax submitted plans in January 2025 for Phase 2: 1.75 million sq ft across nine units projected to create 2,105 jobs and generate up to £9.87 million in annual business rates.

Freight services on the East West Rail extension to Milton Keynes began in June 2025. The Oxford-Cambridge Growth Corridor generates £143 billion in GVA and the government has committed over £500 million to infrastructure and business space across the arc.

Why this region

Symmetry Park Bicester: Phase 3 Under Construction

Symmetry Park Bicester: Phase 3 Under Construction

Symmetry Park Bicester has delivered 692,800 sq ft across Phases 1 and 2, with all units fully let to established occupiers. DP World (syncreon) holds a 271,227 sq ft 15-year lease on Unit C, operating national distribution from December 2022 after relocating from Aylesbury. Ocado Retail occupies 163,664 sq ft for automated online grocery fulfilment. DPD operates a 60,000 sq ft net zero carbon facility on Phase 2. Phase 3 breaks ground after planning consent was granted in August 2025. Two speculative units of 155,688 sq ft and 115,312 sq ft are under construction by A&H Construction, targeting BREEAM Excellent and EPC A+ with rooftop PV and rainwater harvesting. Both units are designed to Net Zero Carbon in construction. Practical completion is targeted for Q1 2027. Savills and DTRE are joint letting agents. The park spans 69 acres and will reach up to 963,000 sq ft at full build-out.

Tritax Park Oxford: 1.8M sq ft Pipeline at M40 J9

Tritax Park Oxford: 1.8M sq ft Pipeline at M40 J9

Tritax Park Oxford extends across 160 acres directly adjacent to M40 Junction 9 and the A41. The site's anchor occupier is Siemens Healthineers, which has invested £250 million in a 604,000 sq ft global production facility for DryCool MRI magnet technology. The facility was handed over for fit-out in late 2025 and targets operational readiness in early 2027. When fully operational it is expected to support over 1,300 jobs, including 600 retained from Siemens' existing Eynsham facility. Tritax submitted a planning application in January 2025 for Phase 2: 1.75 million sq ft across nine units ranging from 98,000 sq ft to 317,000 sq ft. The application projects 2,105 operational jobs and up to £9.87 million in annual business rates. Phases 1 and 2 of the park are fully let.

Half the Business Rates of West London

Half the Business Rates of West London

Logistics space at Symmetry Park Bicester carries business rates confirmed at less than half those of equivalent West London logistics units. This reflects the structural difference in rateable values between Oxfordshire and Greater London: the saving is consistent across lease terms and does not depend on temporary reliefs or incentives. This cost advantage compounds with other efficiencies. Land availability at Bicester supports larger footprints at lower headline rents than competing Greater London parks. Operators also benefit from a well-established logistics labour pool in the Bicester area alongside the technical and scientific skills drawn from Oxford's university and research campus ecosystem. For businesses weighing a relocation or a new distribution point in the South East, the combination of M40 access and materially lower occupancy costs makes Bicester a credible alternative to Heathrow-adjacent sites.

Oxford-Cambridge Arc: Innovation Corridor Demand

Oxford-Cambridge Arc: Innovation Corridor Demand

The Oxford-Cambridge Growth Corridor generates £143 billion in GVA and accounts for approximately 30% of all UK knowledge-intensive jobs. The government has committed over £500 million for homes, infrastructure and business space across the corridor, with a stated ambition to double its economic output by 2035. For logistics operators, this creates sustained demand from life sciences companies, technology firms and advanced manufacturers. Oxford's life sciences cluster at Harwell Science Campus and the Oxford Biomedical Campus requires specialist capabilities: GDP-compliant cold chain, hazardous materials handling, serialisation and returns management. Siemens Healthineers' choice of M40 Junction 9 for its global MRI manufacturing hub confirms the corridor's status as a destination for high-value specialist industrial and logistics activity.

M40 Corridor Connectivity: London, Birmingham and the Ports

M40 Corridor Connectivity: London, Birmingham and the Ports

The M40 provides direct access to central London in approximately one hour and to Birmingham in around 50 minutes. The A34 running south from Oxford reaches the Port of Southampton in approximately 90 minutes, making this one of the few inland UK logistics locations with straightforward road access to a major container terminal. Heathrow Airport is accessible in approximately one hour and Birmingham Airport in 50 minutes, supporting time-sensitive air cargo requirements. East West Rail freight services on the extended Bicester to Milton Keynes route began in June 2025, adding a rail dimension to the corridor's multimodal options. The A43 and A44 provide further cross-country routes into the Midlands and towards the M1.

Warehouse market overview

Warehouse market overview

The Bicester and Oxford warehouse market is concentrated around two major schemes at M40 Junction 9 and Junction 10, with very limited Grade A availability on the open market. Symmetry Park Bicester spans 69 acres with Phases 1 and 2 fully let. Phase 3, totalling 271,000 sq ft across two units, is under construction following planning consent in August 2025. Practical completion is targeted for Q1 2027. These are the only speculatively developed Grade A units currently under construction in the immediate market. Tritax Park Oxford covers 160 acres at M40 Junction 9. Phase 1 is fully let with Siemens Healthineers fitting out its 604,000 sq ft facility. Tritax has submitted plans for Phase 2: 1.75 million sq ft across nine units (98,000 sq ft to 317,000 sq ft), with availability subject to planning determination and Tritax's phasing decisions. Outside these flagship parks, the Bicester and Oxford market offers secondary industrial stock at Banbury, Ambrosden and established Oxfordshire estates. Modern Grade A units above 100,000 sq ft are in short supply. Vacancy in the wider Oxfordshire logistics market remains tight, consistent with South East regional trends.

Transport capacity

Transport capacity

This corridor is well served by national and international carriers. DPD operates from Symmetry Park Bicester, providing next-day and same-day parcel services across the South East and Midlands. DP World (syncreon) operates national distribution from the park's largest unit on behalf of a major music distributor. Running south from Oxford, the A34 reaches Southampton, used by freight operators serving the container port. The A41 connects eastward to Aylesbury and the M25. National pallet networks including Palletforce, Pallet-Track and Palletline have representation in the wider Oxfordshire and South Midlands area. East West Rail freight services between Oxford and Milton Keynes began in June 2025, providing an additional multimodal option for operators handling bulk and container freight between the southern corridor and the Midlands. Road infrastructure across the M40 corridor is well maintained and HGV-friendly throughout.
