Australian Industrial Market: Chronic Shortage of Warehouse Space

9 August 2022

Australia's industrial property market faces a severe warehouse space shortage with vacancy rates at historic lows. This shortage creates significant challenges for expanding businesses and opportunities for property investors.

Australia's industrial property market is currently the tightest in the world, with warehouse vacancy rates falling to 0.8 percent. This extraordinary scarcity creates a challenging environment for businesses seeking space. Companies cannot easily relocate or expand because available inventory is virtually non-existent. Landlords hold significant negotiating power and can command premium rents. Long-term leases typically require tenants to commit to space years before they occupy it. The shortage stems from rapid ecommerce growth accelerating demand faster than warehouse construction can accommodate. Australia's logistics infrastructure concentrated around major cities, exacerbating supply constraints. Construction costs and land availability limit new supply. The situation offers opportunities for property investors and developers, but creates real pain for logistics operators. Some companies are relocating operations to regional areas with marginally more available space, accepting longer transport times to regional customers. Others are investing in automation and vertical racking to extract more capacity from existing space. The shortage is unlikely to ease quickly, so businesses must adapt operational models or relocate to alternative markets.
